id=\"residential-supply\"><\/span><strong><span dir=\"ltr\" role=\"presentation\">RESIDENTIAL SUPPLY<\/span><\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><span dir=\"ltr\" role=\"presentation\">As of Q1 2021, the total housing stock was approximately 304,715 units with<\/span><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">the addition of 1,700 apartments and villas.<\/span><\/p>\n<p><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Apartment supply consisted of 1,650 units coming from project handovers<\/span><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">in <span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.fgrealty.qa\/en\/areas\/lusail\">Lusail<\/a><\/span> (Fox Hills and Marina District), <span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.fgrealty.qa\/en\/areas\/the-pearl\">The Pearl<\/a>,<\/span> Al Dafna, Mirqab Al<\/span><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Jadeed and Fereej Abdul Aziz.<\/span><\/p>\n<p><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Contracts of residential buildings were awarded during the quarter in Lusail<\/span><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Waterfront, Marina and Fox Hills, estimated to add 450 units by the end of<\/span><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">2022.<\/span><\/p>\n<p><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">6,300 units are currently in the pipeline for the remaining quarters of 2021.<\/span><\/p>\n<h2><span class=\"ez-toc-section\" id=\"residential-sales\"><\/span><strong><span id=\"page17R_mcid20\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">RESIDENTIAL SALES<\/span><\/span><\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><span id=\"page17R_mcid4\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">The median transacted ticket size for residential houses was QAR 2.7<\/span><\/span><span id=\"page17R_mcid5\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">million, increased by 3.4% quarterly and 6.8% annually.<\/span><\/span><\/p>\n<p><span id=\"page17R_mcid6\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Transactional volumes for houses declined 3.3% quarterly but were 52.8%<\/span><\/span><span id=\"page17R_mcid7\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">higher when compared to the same period last year.<\/span><\/span><\/p>\n<p><span id=\"page17R_mcid8\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">A<\/span><\/span><span id=\"page17R_mcid9\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">mongst all areas, Umm Garn had the highest volume of transactions for<\/span><\/span><span id=\"page17R_mcid10\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">residential houses and Fereej Al Amir had the highest ticket size.<\/span><\/span><span id=\"page17R_mcid11\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">68 transactions were recorded for residential buildings, as Old Airport and<\/span><\/span><span id=\"page17R_mcid12\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Umm Ghuwailina had the highest number of transactions.<\/span><\/span><\/p>\n<p><span id=\"page17R_mcid13\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">During the first two months of 2021, the volume and value of transactions<\/span><\/span><span id=\"page17R_mcid14\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">in The Pearl and West Bay Lagoon fell 6.8% and 11.7% annually<\/span><\/span><span id=\"page17R_mcid15\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">respectively.<\/span><\/span><\/p>\n<p><span id=\"page17R_mcid16\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">The Average Sales price for the Apartments in The Pearl was QAR 16,000<\/span><\/span><span id=\"page17R_mcid17\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">per square meter.<\/span><\/span><\/p>\n<h2><span class=\"ez-toc-section\" id=\"residential-rents\"><\/span><strong><span id=\"page19R_mcid19\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">RESIDENTIAL RENTS<\/span><\/span><\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><span id=\"page19R_mcid2\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">The median monthly asking rent for residential units dropped 1.8% QoQ and<\/span><\/span><span id=\"page19R_mcid3\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">5.7% YoY.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid4\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Villa rents continue to reduce at a slower pace compared to <\/span><\/span><span id=\"page19R_mcid4\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\"><span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.fgrealty.qa\/en\/rent\/apartments-for-rent\">apartment rents in Qatar<\/a> <\/span><\/span><\/span><span id=\"page19R_mcid5\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">which have experienced rapid drops over the last year.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid6\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">The median monthly asking rent for apartments was QAR 6,290, declining<\/span><\/span><span id=\"page19R_mcid7\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">1.9% quarterly and 6% annually. Three-bedroom apartments experienced<\/span><\/span><span id=\"page19R_mcid8\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">the highest quarterly falls in rent of up to 5.3%.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid9\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">West Bay, Fereej Bin Mahmoud and Al Mansoura experienced the highest<\/span><\/span><span id=\"page19R_mcid10\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">quarterly drops in rents varying 3.5% to 5%.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid11\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">The median monthly asking rent for villas was QAR 10,460, which fell by<\/span><\/span><span id=\"page19R_mcid12\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">1.2% QoQ and 3.9% YoY. 3-bedroom villas experienced the highest<\/span><\/span><span id=\"page19R_mcid13\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">quarterly drop in rents of up to 2.8%.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid14\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Villas in compounds in Al Aziziya and Ain Khaled experienced the highest<\/span><\/span><span id=\"page19R_mcid15\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">QoQ rental falls by an estimated 3.3%.<\/span><\/span><\/p>\n<p><span id=\"page19R_mcid16\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">The Average monthly asking rent in The Pearl for One, Two &amp; Three<\/span><\/span><span id=\"page19R_mcid17\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Bedroom Apartments was QAR 7,750, QAR 12,000 &amp; QAR 15,000<\/span><\/span><span id=\"page19R_mcid18\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">respectively.<\/span><\/span><\/p>\n<h2><span class=\"ez-toc-section\" id=\"office-supply\"><\/span><strong><span id=\"page21R_mcid10\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">OFFICE SUPPLY<\/span><\/span><\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><span id=\"page21R_mcid1\" class=\"markedContent\"><span dir=\"ltr\" role=\"presentation\">As of Q1 2021, the supply of office space was 5.5 million sq m Gross<\/span><\/span><span id=\"page21R_mcid2\" class=\"markedContent\"><br role=\"presentation\" \/><span dir=\"ltr\" role=\"presentation\">Leasable Area (GLA).
